Job Title Mobile Operating Engineer Job Description Summary Responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties. Responsibilities include maintaining a safe and clean environment, performing routine assessments, preventive and corrective maintenance, painting, and housekeeping tasks. Job Description Essential Functions and Responsibilities Perform plumbing, electrical, and HVAC tasks as required by the building(s). Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust mechanical and pneumatic equipment, control systems, valves, thermostats, and diffusers to ensure comfort. Verify field conditions and perform necessary repairs or adjustments. Monitor energy management systems. Perform general repairs, including doors, ceilings, handrails, floors, and other installations. Repair plumbing fixtures such as water closets, urinals, lavatories, etc. Conduct preventive maintenance following standards and manufacturer recommendations, including filter changes, coil cleaning, belt adjustments, and chemical treatments. Inspect equipment in engine rooms, fan rooms, cooling towers, and electrical rooms. Replace lamps, signage, and ensure clear access to exits. Check emergency lighting and signs, and conduct fire and safety inspections per NFPA standards. Document activities and report to supervisors. Respond promptly to emergencies and customer concerns. Comply with all relevant codes, regulations, and safety practices. Complete safety training and maintain a professional appearance. Key Competencies Technical proficiency Initiative and flexibility Multi-tasking and sense of urgency Qualifications High School Diploma or GED; trade school or apprenticeship preferred. 5+ years of relevant experience in mechanical, electrical, and plumbing systems. Relevant licenses or permits, such as Journeyman or Master Electrician, Refrigeration Certification, etc. Valid driver’s license and good driving record. Basic computer skills (Outlook, Excel, Word). Experience with HVAC, boilers, pumps, refrigerant systems, and energy management systems. Work Environment This role operates in a professional office environment and requires travel between properties under varying weather conditions. Physical Demands Ability to lift at least 50 lbs., climb, stand, crouch, and reach. Movement between departments and properties. Clear speech and reading comprehension.
